Anyone Refinance Recently?

I bought my house in October 2007 and want to refinance, but I'm hitting a road block since I took out an 80%/20% and put no money down which is making it difficult to refinance and still make it worthwhile. Has anyone been in a similar situation and been able to refinance?

Memphis & Dauphin

Anyone know what's getting developed here? There's been a ton of pre-construction going on within the last week on the lot, and it seems to go all the way back to Gordon St. I remember going to an FNA meeting roughly a year ago, where neighbors shot down the idea of row homes going up - with a driveway splitting the two rows of houses. I remember thinking it was strange because the houses were going back towards Gordon St, as opposed to staying consistent with the rest of the block and going along Dauphin.

IceHouse Condos

Haven't seen much discussion about this project. I don't know much about these, there seems to have been a pretty big zoning fight over them, if I remember correctly. In any case, the project appears to be moving ahead, which is a good sign in this economy. If the website: http://www.theicehousedevelopment.com/index.html is accurate this actually seems like a pretty nice, high quality project. However, upon closer look, one thing really irks me.

The total project is 20 units (13 condos, 7 townhomes), with a 21-space indoor parking garage. So why in the world are there additional parking garages for each of the townhome units facing Thompson st? It really makes no sense. The street-level aesthetics of the townhomes are ruined by big garage door facing the street. The street parking is taken away from the other residents of the area and people who use Hetzel's. And the spots are already there in an indoor private garage that comes with the project. Besides, how many parking spots do you need for a development that is so close to a ton of public transportation options? Maybe it's not a big deal, but it screws up what is otherwise a pretty nice project.

Memphis Flats post 2

I noticed a sign hanging at the corner of memphis and eyre at memphis flats adevertising commercial space now available. I don't recall this being part of the original zoning. It was to be for residential units only. Can this be done without a zoning meeting? Just wondering.

New Restaurant @ Cedar and Norris???

So I was walking my dog last night and noticed 2 big Zoning Notices staked in the ground at the corner of Cedar and Susquehanna (there is that triangle grass patch on the corner there). I read the notices and they stated that someone is trying to erect a 3-story structure, with a 1st floor restaurant with outdoor seating (within the property line). The 2nd and 3rd floors would be apartments. I am guessing they plan to tear down the dump on that corner and buildup something brand new, where the restaurant would be on the 1st floor and the outdoor seating would be where the grass triangle is now.

Anyone know anything about this? The zoning meeting is scheduled for Dec. 2nd at 1515 Arch, which I thought was weird (Why not pick something closer to the neighborhood).

I for one am pretty hyped about this development. I live very close to this and would welcome a cool little spot on that corner. Especially with what is there now (abandoned home and trash strewn lot).
