26th District Building Project?

Hey there, just wondering if anyone knows what is the plan for the development of the 26th District building on Dauphin & Trenton. I've heard rumors for years but nada so far. Last I heard was a credit union & real estate office. Anyone know?

While it'd be nice to have the building cleaned up, I don't think a credit union is going to do much to add to the "Frankford Arts Corridor". I like credit unions, don't get me wrong, but that building is a focal point & has such potential... it would suck to see it underutilized again (a-la it's days as a fish-stick factory). Sooooo many great things could go there that would help the neighborhood.

So what's the word? Anyone know anything beyond the rumor mill?

a long time ago at an EKNA meeting, it was discussed that a bank had plans of opening there and renting some spaces for retail or offices. They were perhaps deciding on whether or not they found some interested places to sublease from them if they bought the building.
If anyone else was at the meeting, please correct me if I'm wrong. It's been a while.

Yeah, nothing seems to have come of it..
The 'Sale' sign is still up..
Last figure I saw for the place was in the 700k ballpark..

(It'll need about another million for restoration/loft/retail conversion)

I was hoping the owners were going to make good on their plans, but I'm guessing it's just too daunting a project for them.

Its a registered historical site, so thats a whole other slew of building code headaches/red tape..That designation seems to be doing more harm than good in the 26th's case.

Nobody who actually wants the place seems to be able to rise to the task..

I don't think its a realistic place for an individual or s small independent group to buy..
If it sells, I'm betting a corporate entity like the one doing Memphis Flats will get it..

The current owners seem to be just sitting on it now.

I could be wrong though.. To get the real scoop on the place , I would reccomend contacting the realtor who has been assigned to the property..
Last time I looked, there was a Prudential sign on it

Every so often there seems to be a couple of suits touring the place. I don't remember the last time though.

I guess it was about 4

I guess it was about 4 months ago the last time plans were mentioned. That's a lot of square footage to restore and re-build while demand is low and loans are hard to get. Really with the banking and real estate markets as they are I'd be surprised to see anyone do serious development for a while. That and if people would stop building condos for non-existent buyers, perhaps something other than more unfinished and empty units could grace our city.

I'd so very much like to see a couple of actual restaurants/cafes, maybe a small art supply store... a co-op art shop even.

Time will tell I suppose. Until then it'll be more rumors. Thanks for the input folks, one never knows when these rumors will actually turn out to be true (can anyone say development next to the Warlocks?)

I think the only thing planned for it right now is to sell it. Until then i don't think there will be any plans. I rode by it today and there still is a for sale sign.

It needs soooooo much work!! You cant even see the 3rd floor since the huge staircase collapsed from the 3rd to the 2nd. Would be a great fortress to live in though :)
